Senior Leasing Agent

JOB SUMMARY:

The primary role of the Senior Leasing Agent is to help lead and assist the Leasing Team for Greenspire Apartments, an 880-unit apartment community in Portage, MI.

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Demonstrate an understanding of pricing, floor plans, amenities, and other offerings the community provides while touring prospects

  • Create and maintain ongoing superior customer service relationships with potential and current residents

  • Handles incoming phone calls from prospective new residents and current residents

  • Maintain accurate/organized records and resident files, assist in addressing resident complaints

  • Assist Property Manager and Leasing Team by generating lease documents, processing non-payment notices,  completing audits and generating reports

  • Process all steps of move ins, transfers and move outs

  • Manage an additional efforts in community outreach, marketing & social media or Final Account Statement processing & collections

  • Assist in training all new Leasing Team members

EDUCATION AND/OR EXPERIENCE: 

  • High school diploma or equivalent

  • 2+ years of experience in apartment leasing, property management or related field

OTHER SKILLS AND ABILITIES: 

  • A great attitude, focused on creating an excellent residential experience

  • Strong communication skills, with the ability to effectively communicate with residents and vendors

  • Ability to work evenings and weekends when needed

  • Basic understanding and ability to use Microsoft office products

  • Valid driver’s license and transportation required to provide on-site tours

PHYSICAL REQUIREMENTS

The work environment described here represents what the employee encounters while performing the essential functions of this job. The employee works indoors and outdoors in a variety of weather conditions and terrains. The job is performed with prolonged periods of walking, kneeling, bending, climbing, reaching, and twisting.  Must be able to routinely lift and carry up to 50 lbs. Must be able to climb ladders and work in confined spaces.

Leasing and Resident Services Consultant

Lakewood Management is currently seeking an Leasing and Resident Services Consultant for Greenspire Apartments.

The primary focus of this position will be achieve occupancy and retention goals through various leasing activities while also ensuring positive resident relationships.

RESPONSIBILITIES:

  • Demonstrate an understanding of pricing, floor plans, amenities, and other offerings the community provides while touring prospects

  • Manage the leasing process by following up on current prospects and process applications accurately for move ins

  • Create and maintain ongoing superior customer service relationships with potential and current residents

  • Maintain accurate/organized records and resident files

  • Handle incoming phone calls from prospective new residents and current residents

  • Increase resident retention by assisting in outreach efforts and assisting in planning resident activities

  • Contact residents regarding renewal and assist in obtaining lease signatures

EDUCATION AND/OR EXPERIENCE:

  • High school diploma or equivalent required

  • 1+ year customer service experience preferred

OTHER SKILLS AND ABILITIES:

  • A great attitude, focused on creating an excellent residential experience

  • Strong communication skills, with the ability to effectively communicate with residents and vendors

  • Ability to work evenings and weekends when needed

  • Basic understanding and ability to use Microsoft office products

PHYSICAL REQUIREMENTS:

The work environment described here represents what the employee encounters while performing the essential functions of this job. The employee regularly works in a well-lighted, temperature controlled, and smoke-free environment. This job is performed with prolonged periods of sitting at a desk and working on a computer. Must be able to occasionally lift up to 15 pounds and walk around the property, which includes going up and down stairs for tours.

Compensation is commensurate based on experience, includes base hourly pay plus commissions.

Maintenance Technician

Greenspire is currently seeking a Maintenance Technician.

We are offering a career opportunity for a motivated individual on our Maintenance Team. We view our employees as the heart of Greenspire and key to the property’s success. The primary focus of this position will be to perform general maintenance and repairs of Greenspire buildings, equipment and grounds.

RESPONSIBILITIES:

  • Maintains and repairs buildings and equipment

  • Performs groundskeeping activities for the upkeep of the community

  • Participates in emergency call rotation

  • Resolve or report safety issues to supervisor

  • Other duties as required

REQUIREMENTS:

  • High School Diploma or equivalent

  • Availability to fulfill scheduled hours to include seven day per week during snow season

  • Perform a variety of physical labor including climbing ladders, bending, kneeling, reaching, and standing for long periods of time

  • Valid driver’s license and meet drivers insurance requirements

  • Must pass pre-employment drug screen, and background check

Groundskeeper

Greenspire Apartments is currently seeking a full-time Groundskeeper.

We are offering a career opportunity for a motivated individual on our Grounds Team. We view our employees as the heart of Greenspire and key to the property’s success. If you are a person that strives to do the right thing, is client focused, has a positive attitude, is proud of what it do and is a team player, then Greenspire may be just the place for you.

The primary focus of this position will be the meticulous upkeep of the community grounds, amenities, building exteriors, leasing office and parking lots.

RESPONSIBILITIES:

  • Trim and edge around walks and flower beds, spread mulch, pull weeds and apply fertilizer

  • Remove trash from office areas and apartment community perimeter on a daily basis

  • Blow clean parking lots, sidewalks, carports

  • Shovel snow and spread salt on public passageways to prevent ice buildup

  • Provide care, maintenance, and inventory of all supplies and equipment owned by the property

  • Schedule pool opening by ensuring pool is running and maintained along with pool furniture/flower beds/trash

  • Report unusual or extraordinary circumstances regarding the property.

  • Other duties as required

REQUIREMENTS:

  • High School Diploma or equivalent

  • Monday through Friday, some weekends

  • A great attitude with the ability to effectively communicate with staff, residents, and vendors

  • Ability to work independently and as part of a team

  • Reliable transportation

  • Valid driver’s license and able to meet drivers' insurance requirements

  • Must be able to pass a pre-employment background check and drug screen
