Greenspire is currently seeking a full-time Facilities Manager.
The primary focus of this position will be to service as the leader of the Maintenance and Grounds teams and to oversee all tasks related to maintenance for Greenspire Apartments.
Responsibilities
Direct, coordinate, lead, and mentor the activities of the Maintenance and Grounds team member
Enforce safety and other applicable rules and regulations
Scheduling and supervising the completion of all work orders and apartment turns
Develop maintenance policies and standards for the organization
Coordinate preventative maintenance inspections while maintaining thorough and accurate records
Meet with vendors, gather bids for and oversee various large projects on the property
Plan for Capital Expenditure projects on the property, including presenting information to owners
Manage the emergency on-call rotation
Requirements
High school diploma or equivalent required
4+ years of experience in maintenance
1+ year of supervisory experience
HVAC, electrical, plumbing, appliance, pool, rough carpentry, drywall experience
Ability to handle multiple tasks in a fast-paced environment and adapt to changing priorities
Computer proficiency including a basic understanding and ability to use Microsoft office products
Valid driver’s license and meet drivers insurance requirements
A great attitude, focused on creating an excellent resident experience
Strong communication skills, with the ability to effectively communicate with staff, residents, and vendors
Effective time management, organizational, and leadership skills
Able to pass a pre-employment background check and drug screen before employment begins
Physical Requirements
The work environment described here represents what the employee encounters while performing the essential functions of this job. The employee works in a variety of weather conditions and terrains. Able to perform a variety of physical labor including climbing ladders and/or up to 4 flights of stairs repeatedly, bending, kneeling, reaching, twisting and standing for long periods of time. Maybe be required to routinely lift and carry up to 50lbs and use small hand tools.
Greenapire is currently recruiting for an experienced Leasing and Resident Services Consultant.
The primary focus of this position will be to achieve occupancy and retention goals through various leasing activities while also ensuring positive resident relationships.
Responsibilities:
Manage the leasing process, which includes preparing lease agreements and monthly lease renewals
Demonstrate an understanding of pricing, floor plans, amenities, and other offerings the community provides while touring prospects
Create and maintain ongoing superior customer service relationships with potential and current residents
Maintain accurate and organized records and resident files
Handles incoming phone calls from prospective new residents and current residents
Process move-in’s and move-out’s
Use creativity to assist with outreach marketing and resident events
Requirements:
High school diploma or equivalent required
1+ year customer service experience preferred
A great attitude, focused on creating an excellent residential experience
Strong communication skills, with the ability to effectively communicate with residents and vendors
Ability to work evenings and weekends when needed
Basic understanding and ability to use Microsoft office products

The employee regularly works in a well-lighted, temperature controlled, and smoke-free environment. This job is performed with prolonged periods of sitting at a desk and working on a computer. Must be able to occasionally lift up to 15 pounds and walk around the property, which includes going up and down stairs for tours.
